Richard Emery: President

Richard Emery is the principal broker and president of Hawaii First. He holds the Community Associations Institute's (CAI) designation of Professional Reserve Specialist® - one of approximately 150 in the U.S. As an expert in this highly specialized field, Emery prepares long-term financial plans for numerous associations throughout Hawaii. He is also one of only 40 people in the U.S. to hold the CAI designation of Professional Reserve Analyst®. Additionally, Emery coauthored the 1997 amendment to Hawaii Revised Statute condominium laws that defined an association's obligation to fund reserves.

Along with managing day-to-day operations of Hawaii First, Emery's other professional duties include:

  • Board of Directors, Hawaii Council of Community Associations (HCCA)
  • Foreclosure commissioner - Emery is a court-appointed commissioner for commercial or large-scale residential foreclosure properties. Recently completed foreclosures include:
    • Lotus Hotel, Bay View Golf Park, and Hotel Wailea.
  • Manager and owner of Island Soap & Candle Works, a small retail chain of boutique stores on Oahu
  • Hawaii Pacific University – guest lecturer in master's in business administration program

Emery has also had a long history volunteering with many business and community organizations, including: Finance Chairman and Director for Damien Memorial School; past president and 25-year member of the Rotary Club of Metropolitan Honolulu; Past president and member of Sales and Marketing Executives International, Inc.(SMEI), Honolulu Affiliate; and past international director for Sales and Marketing Executives International (40 countries worldwide), Vancouver, Canada.

Rosaline Wang: Executive Vice President

MBA Horticulture Ohio State University, MBA Finance, Golden State University.  Rosaline has more than 20 years real estate management accounting and finance experience including having worked in accounting and finance positions for Fortune 500 companies including AMFAC and Tesoro.  Prior to joining Hawaii First in 1999, she was Chief Financial Officer, for DGM Group.

Al Denys: Chief Operating Officer, CMCA®, AMS®, PCAM®

Al has 37 years of successful, progressive leadership and property management experience in both the private and federal sectors including 18 years in Hawaii association management. He has served as President and Vice President for the Hawaii Chapter of Community Associations Institute (CAI) and is a current member of the CAI's Legislative Action Committee. He received his baccalaureate degree from Saint Louis University and has a master degree in Management and Supervision from Central Michigan University and from Campbell University a Master of Science degree in Government.

Jodee Acoba-Suganuma: Vice President Associa Services and Property Manager, PCAM®, CMCA®, AMS®

Jodee is a local girl having graduated from Maryknoll High School and the University of Hawaii with a degree in computer science. Jodee has more than 22 years of association management experience. She has earned the coveted Certified Manager of Community Associations® (CMCA®), Association Management Specialist® (AMS®), and Professional Community Association Manager (PCAM®) designations from Community Association Institute (CAI). Jodee will be handling corporate Associa Programs including Associa Advantage, Associerge and ASK (Associa Supporting Kids).

Lynn Uyenco: Vice President, CPM®

Lynn has more than 14-years association management experiences and has earned the Certified Property Management® (CPM®) designation from Institute of Real Estate Management (IREM) and a Certified Manager of Community Associations® (CMCA®) from Community Associations Institute.  Lynn is completing her designation for a Reserve Specialist. 

Peter M. Wargo: Broker-in-Charge, Rental Division, CPM®, PCAM®, CRB℠

Peter Wargo has more than 30 years' experience in residential management. Peter started PWI Real Estate in 1984 with 20 residential rental properties and grew the business to include real estate sales and 150 rental units. In the mid-90s, Peter was asked to start managing condo and homeowner associations. He continued managing associations and rental properties until PWI was acquired by Hawaii First in 2011. Peter holds the Professional Community Association Manager® (PCAM®) designation from the Community Association Institute (CAI) and Certified Property Manager® (CPM®) and Certified Real Estate Brokerage Manager (CRB℠) from National Association of REALTORS®. Peter Wargo retired from the U.S. Army as a Lt. Col. and holds a Master of Arts Degree from Loyala University of Chicago.

Jonathan Mosqueda: Kauai Regional Manager, CMCA®, AMS®

Jonathan Mosqueda came to Hawaii First with a bachelor’s degree in Business Administration from University of Hawaii West Oahu, followed by several years experience in Condominium Association Management at another Hawaii property management company. He is a Certified Manager of Community Associations® (CMCA®), Association Management Specialist® (AMS®), and will soon complete the requirements for his designation as a Professional Community Association Manager® (PCAM®). Jonathan has a proven track record of effective and efficient property management and his portfolio of Condominium Associations managed both prior and now contains a full range of properties in terms of size and complexity. He offers fresh ideas and innovative approaches to Condominium Association Property Management, with matching inquisitiveness, energy, and drive. He brings the professional and personal qualities that all our clients would expect of their Condominium Association Property Manager.

Ken Bailey: Hawaii County Regional Manager, CMCA®

Ken has earned the Certified Manager of Community Associations® (CMCA®) from Community Associations Institute.

Gladys Kamalani: Maui Regional Manager

 

Lana Hernaez: Manager of Administration

10-years experience in association administration.  Graduate Kamehameha Schools.

Marcy Murphy: Executive Assistant, Notary Public 

Bachelor of Arts from the College of St. Catherine, St. Paul, Minnesota.

All employees undergo a background check including a criminal background check prior to employment.  None of Hawaii First’s employees have been convicted of a felony.  All employees are insured under a fidelity bond with State Farm Insurance and an Errors and Omissions policy through CNA.  All property managers receive co­ntinuing education through Community Associations Institute, local industry organizations, and company training.
